Seasonal Maintenance Checklist

This article is for informational purposes only and does not constitute financial, investment, legal or medical advice. Please consult a licensed professional for personalized guidance.
Spring Maintenance

  • Inspect the Lawn Irrigation System: Check sprinkler heads and hoses for leaks or blockages. Adjust the system as needed for optimal coverage.
  • Clean and Prepare Outdoor Furniture: Wash and inspect outdoor furniture for damage. Store seasonal items like cushions when not in use.
  • Check for Spring Mold Growth: Inspect areas prone to moisture, such as bathrooms and basements, for mold or mildew. Clean promptly to prevent further damage.
  • Inspect the Attic and Crawlspace: Check for any signs of water damage, pests, or mold. Ensure proper ventilation in these areas.

Summer Maintenance

  • Inspect the Air Conditioning Unit: Ensure the air conditioning system is running efficiently. Consider having it serviced before peak usage.
  • Seal Driveways and Walkways: Apply sealant to driveways and walkways to prevent cracks and wear due to summer heat.
  • Maintain the Pool (if applicable): Regularly check the pool filter, clean the pool, and monitor water chemistry to maintain safe swimming conditions.
  • Test Outdoor Lighting: Check all outdoor lighting fixtures, including security lights and landscape lighting, to ensure they’re functioning correctly.

Fall Maintenance

  • Prepare the Lawn for Winter: Rake leaves and aerate the lawn. Apply fertilizer and winterize the irrigation system to prevent frozen pipes.
  • Inspect Heating System: Have the furnace or heating system serviced before the cold weather sets in. Replace filters and clean vents.
  • Clean Chimney and Fireplace: If you have a fireplace or wood stove, have the chimney professionally cleaned to prevent dangerous creosote build-up.
  • Check for Drafts: Use a smoke test to identify areas where heat may escape and apply additional weather stripping to doors and windows as needed.

Winter Maintenance

  • Inspect Insulation: Ensure that the attic and walls are properly insulated to maintain energy efficiency during the cold months.
  • Check for Ice Dams: Monitor the roof for ice dams and icicles. Clear gutters before snow accumulation to prevent water backup.
  • Maintain Snow Removal Equipment: Ensure snow shovels, salt spreaders, and snow blowers are in good working condition for the winter season.
  • Protect Pipes from Freezing: Insulate exposed pipes, especially in attics, basements, and crawl spaces, to prevent them from freezing during extremely cold temperatures.
